Tenant Screening and Approval Criteria
All applicants are subject to a uniform tenant screening process. Approval is based on the applicant’s ability to meet the lawful rental criteria established by GlowStar Vacations and is determined on a case-by-case basis.
GlowStar Vacations reserves the right to deny any rental application based on one or more of the following factors, where permitted by applicable law:
- Insufficient or unsatisfactory credit history, including a credit score below GlowStar Vacations’ minimum standard
- Excessive outstanding debt, collections, charge-offs, or unpaid judgments
- Prior evictions or unlawful detainer actions
- Failure to meet income or income-to-rent ratio requirements
- Unsatisfactory rental history or negative landlord references
- Material misrepresentations or omissions on the rental application
- Criminal history, to the extent permitted by applicable federal, state, and local law
- Failure to comply with application requirements or failure to provide requested documentation
- Any other lawful, non-discriminatory reason permitted under applicable law
All screening criteria are applied consistently to every applicant. GlowStar Vacations does not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected characteristic under federal, state, or local law.
If a consumer report is used in making a rental decision, applicants will be provided with any required adverse action notice in compliance with the Fair Credit Reporting Act (FCRA).
Criminal History Policy
Criminal history alone does not automatically result in denial. GlowStar Vacations evaluates criminal background information on an individualized basis, taking into consideration:
- The nature and severity of the offense
- The time elapsed since the conviction or release from incarceration
- The relevance of the offense to the safety of persons or property
Pre-Screening Questionnaire
To help streamline the application process, GlowStar Vacations invites prospective tenants to complete a brief pre-screening questionnaire prior to submitting a formal rental application.
Completing the pre-screening questionnaire does not guarantee approval or availability, but allows both parties to determine whether the rental criteria may be a good fit before proceeding.
